AMENDMENT TO 2040 COMPREHENSIVE PLAN ALSO INCLUDED WITH NIGHT’S MEETING AGENDA

Noticed to the Cottage Grove city website is a public hearing to take place February 28 at City Hall with regard to a proposed preliminary plat for the Mississippi Landings housing development. An amendment to the 2040 Comprehensive Plan future land use map is also included among the public hearings for February 28, among many others.

The preliminary plat for Mississippi Landings housing development, to be built on the former Mississippi Dunes golf course, includes 312 single-family homes, eight age-restricted homes, 52 age-restricted cooperative homes, and nine outlots. A total of 70 acres of open space will be included, a large portion of it for unbuildable wetlands, along with riverfront park space for the project for a city park plus SNA extension.

As part of the process a rezoning permit has been applied for to rezone the property from R-1 to R-4, along with a Planned Use Development or PUD, providing flexibility on building lot frontage.

As to the permit applicant for the Mississippi Landings, Pulte Homes and Lifestyle Communities are making the application. Civil engineering firm Westwood out of Minnetonka, Minnesota is listed on the preliminary plat as providing surveying services.

As to the 2040 Comprehensive Plan amendment, online notice states that this includes updating to the staging area, urban service areas, population forecast, and housing needs, per the online notice posted at www.cottagegrovemn. gov. The applicant for the proposed changes to the comprehensive plan is the City of Cottage Grove.

More information on the application can be obtained from the Community Development Department at 651-458-2827. Mississippi Landings and the city’s 2040 Comprehensive Plan, however, aren’t the only public hearings scheduled to be held February 28.

Also noticed for review by the February 28 Plan Commission at City Hall are a site plan review for phase one of the NorthPoint Development in the Cottage Grove Logistics Park, consisting of two buildings. The first per hearing documents contained with the notice is to be 281,000 square feet and the other to be 487,000 square feet. The buildings are to be located on south of 100th Street and west of Ideal Avenue, with groundbreaking previously stated as planned for Spring 2022.

Following NorthPoint, a hearing will be held on a Pine Harbor Church addition planned for 11125 West Point Douglas Road, located on a triangular parcel off of Highway 61.

A fifth public hearing will be for a Pizza Ranch to be located on a 1.7 acre parcel at 7855 Harkness Avenue South, followed with a sixth and final one for a building expansion totaling 304,484 square feet of manufacturing and warehouse space on the part of Renewal by Andersen, just off 100th Avenue.

Those residents wishing to speak at any or all of the above listed public hearings may attend the Cottage Grove Plan Commission meeting February 28 at 7:00 p.m., at City Hall.
